01 Overview

About Acquire Hub

Acquire Hub is the real estate investment platform behind Copper Oak Asset Management, a firm that buys foreclosed homes at county auction, renovates them and resells them. It tracks every property from first lead to auction day, carries the winners through renovation and sale, gives outside partners a limited view and reads title reports with AI.

Copper Oak started with five static pages behind one shared access code. We rebuilt the platform from those pages into a role-based web app and added an AI title examiner that reads Georgia and Tennessee title reports, so the team can decide on lien position before each auction without reading every PDF by hand.

02 The challenge

What Acquire Hub needed to solve

The original tool was five static pages behind a single shared access code, and the business had outgrown it.

  1. Everyone used one shared access code, so there was no way to know who changed what or to remove one person's access.

  2. Outside partners had to see only their own counties, but the old pages showed them everything.

  3. Each role could only be allowed to edit its own fields, and that rule had to hold even for a direct database call.

  4. Title reports arrived by email as zipped PDFs, and someone had to read each one by hand to work out whether the foreclosing loan sat in first position.

  5. The auction side and the renovation side looked at the same deal in two different ways, with profit and return worked out differently.

03 What we built

How we built Acquire Hub

We rebuilt the platform in Next.js on Supabase with named logins, five roles and access scoped by state, county or property, then added an AI title examiner with a person making every final call.

  • Auction pipeline

The team tracks each property from lead through auction day, with title status, ARV, max bid and sale outcome. Bulk paste, CSV and Excel import and a printable auction list keep auction prep fast.

  • Property operations board

Won properties move to a board with columns for Acquired, Under reno, Active Listing, Under contract and Sold. Each card shows purchase price, ARV, renovation cost, basis and ROI.

  • Consistent deal math

Profit, margin and return are calculated the same way on every screen, from the pipeline to the ledger. A built-in formula guide explains each number, such as ARV multiplied by 0.89 minus max bid and renovation cost.

  • Ledger and financial workbook

The ledger lists every home's purchase, renovation, all-in cost, exit, profit and ROI. The financial workbook rolls up homes bought and sold, total investment, realized and projected profit and average days held for any period.

  • AI title examiner

The system reads the title mailbox, sends each PDF page to OpenAI for structured facts with page references and finds the Notice of Sale. It then applies Copper Oak's written lien rules and suggests a lien position with a 0 to 100 confidence score for a person to confirm.

  • Roles and scoped access

Admin, Acquisition, Disposition, Title and Partner roles each see and edit only what they own. Admins grant access by state, county or single property and can add individual permissions.

  • Database-level security

Route handlers check each caller's role and scope, and Supabase row-level security plus a column trigger enforce the same rules again in the database. A partner cannot reach another county's data even with a direct database call.

  • Partner portal

Outside partners get a read-only view scoped to just the counties they are assigned. They follow the deals that matter to them without seeing the rest of the business.

04 The results

What changed for Acquire Hub

Copper Oak replaced its shared-code pages with a platform where every user has a named login and the database enforces who sees what.

  • The old pages are replaced by named logins, five roles and access the database enforces.
  • A screen-by-screen check found an equivalent for every field and button in the original pages, or a recorded reason for removing it.
  • The AI title examiner is built and tested end to end, with a person making every final lien decision.
  • Title reports waiting for a decision are sorted by nearest auction date, so the most urgent ones are reviewed first.
  • Partners see only their assigned counties, and the team no longer shares a single access code.
